Yorkville

Toronto's most concentrated luxury condo market. Yorkville is the only neighbourhood in the city where ultra-luxury vertical living rivals New York and London. Peter Torkan and Paige Torkan are the listing brokers for The One Toronto penthouse at $35M, the most expensive listing in the city.

The character of Yorkville.

Yorkville stretches from Bay Street to Avenue Road, between Bloor Street and Davenport Road. The defining streets are Bloor, Hazelton Lane, Yorkville Avenue, Cumberland Street, and the Mink Mile. The most coveted addresses include The Hazelton Residences, The Four Seasons, One Bloor East, The St. Regis, and most recently The One at 1 Bloor West. Hermes, Chanel, Louis Vuitton, and Tiffany anchor the retail mile. Restaurants include One, Sotto Sotto, and Sassafraz.

Schools and catchments.

Yorkville falls within the catchment for Jesse Ketchum Junior and Senior Public School and Jarvis Collegiate Institute. Private options nearby include The York School (within walking distance), Greenwood College School, and De La Salle College Oaklands.

If you are buying.

Yorkville buyers fall into three categories: trade-down empty nesters from Forest Hill or Rosedale, international wealth seeking pied-a-terre status, and ultra-luxury primary residences in the $20M+ range. Each requires different building selection. Pre-construction in this neighbourhood appreciates significantly faster than resale, but ties up capital for 4 to 6 years. Always factor in occupancy fees.

If you are selling.

Selling Yorkville requires understanding building reputation as much as unit specifications. The One, Hazelton, Four Seasons, and St. Regis trade at premium price-per-square-foot. Older buildings on Cumberland and Yorkville Avenue trade lower despite often having larger units. Marketing should target international buyers through Mansion Global, Wall Street Journal, and Sotheby's International network.

The numbers.

Average sale price: $3.4M. Active inventory: 48. Days on market: 58. The neighbourhood saw record pricing in 2024 with The One pre-construction units trading at over $5,000 per square foot.
